This pretty Longère consists of a 3-bed main house and independent 2-bed gîte. The property has bags of charm and character. It was built at the turn of the 18th Century but has been extensively renovated over the past 20 years. As well as the gîte there are also two large barns, garden and workshop.

There is a generous 170m2 of habitable space and the accommodation is as follows:

Main house:
The front door leads to an entrance hall (6.6m x 1.4m); on the left, a kitchen/sitting room (4.5m x 6.6m) with tiled floor, a large open fireplace and an ancient stone sink.  On the right of the hall, a sitting room (4.7m x 4.6m) with a decorated ceiling, chestnut flooring and an open fireplace.  At the end of the hall there is a bathroom (3.7m x 1.4m) with bath, handbasin and WC.

An ancient spiral staircase in walnut leads up to a landing (3.1m x 2.3m).  Off the landing, bedroom 1 (5.2m x 4.7m), has a walk in storage cupboard, pine flooring and a small shower room with handbasin, WC and shower.  Bedrooms 2 (6.6m x 3m) with small window, velux and door leading to a large veranda (.4.2m x 4.1m) over a garage area.  Plenty of room to install another bathroom.  Bedroom 3 (4.1m x 3.1m) has a Velux window and exposed oak beams.

A door from the kitchen leads to the back scullery with ceramic sink, washing machine point and room for freezer, fridge etc.  Convenient place for boots, coast etc.  Between this room and the courtyard is the first of the enormous barns (57m2) with large double doors and a smaller judas door.  A staircase leads to a large mezzanine area and beyond the barn there is a large workshop area (3.4m x 6.6m) equipped with numerous power point and neon lights and a built in forge.

Leading off from the courtyard is a pleasant, secluded garden with lawn and mature bushes and trees.

Gîte:
At the eastern end of the property a secondary entrance with a small garden, a garage (5m x 3.1m) and the entrance to the gite with kitchen / sitting room (5m x 6.5m), corridor (5.4m x 1m), bedroom 1 (3.9m x 4.9m) with storage space behind the original cow byres.  Bedroom 2 (3.9m x 3.4m), a bathroom (2.4m x 3m) with bath, basin and WC.  There is a small laundry room for washing machine and dryer and the electric 200 litre water heater.

Between the gite and the house there is another barn (60m2) which houses the central heating boiler and the electric 200l water heater for the main house.

Location:
Situated in the extreme west of the Dordogne, Léparon is a tiny hamlet of 14 houses, deep in the lush countryside and on the edge of the vast forest of the Double.

The house, south facing, is just off a quiet country road and a short entrance drive leads to a secluded courtyard behind the house, offering parking space for a numb er of cars.

Access is good for all amenities; Bordeaux and Bergerac with their international airports are both within 1.5hours and regular flights to the UK take 75mins.  Shops are nearby, La Roche Chalais at 5km, St Aulaye 9km, the market towns of Ribérac and Chalais are close by and the Atlantic coast is about 100km.  Sporting facilities are available with canoeing, tennis and horse riding locally, skiing in the Pyrenees or the Massif Central 4hrs away.  The area has a large number of historic towns, villages and chateaux and of course the great wines of the Bordeaux area are in the proximity.
