  • DPE rating: B

  • Stable block with 9 stalls
  • Lunging ring
  • Indoor and outdoor schools
  • Haybarn, tack room & excellent water supply

This truly high class property stands in nearly 20 hectares of mixed pasture and woodland, in the heart of the Lot valley. The main house has about 350m² of luxurious living space and an additional detached 3 bedroomed house in the grounds.  All the equestrian buildings are of the finest quality.

As the photographs indicate there are both large and small outbuildings on the estate. The stable block of about 300m² has nine stalls, there is a hay barn, a tack room of 28m², and a shower for the horses.  The outdoor school, (25m x 60m) constructed by Toubin Clement, is of premium quality. There is a lunging ring with a diameter of 16m and a covered school of 20m x 40m.

The equestrian buildings are fitted with quartz lighting as well as water jets fed from rain water stored in underground tanks.  The paths around the estate have been laid with Fontainebleu sand which is high in silica and considered the very best quality for this purpose.  There is immediate access to many glorious riding trails through the woodland, much of which is planted with ancient oaks and in the middle of the wood you will will find a lake of stunning emerald green.

The main house is both luxurious and spacious.  The kitchen has fittings in Murano glass and is fully fitted and equipped. It is open plan to the dining room of 45m².  There is a master bedroom suite of 50m² and three more double bedrooms, a further bathroom, shower room, library, laundry room, wine cellar and veranda.

Within the complex is a second, single storey house which would be perfect for guests.  It has about 120m² of habitable space and includes a kitchen, sitting room, 3 bedrooms and a bathroom.

One of the character outbuildings has been converted from what was once stabling for brood mares.  Now it contains a sauna, bar, an open fireplace and is used for sports equipment.  It is a lovely space in which to entertain friends for an evening of relaxation.

Throughout the property there are shady and private terraces, and uninterrupted views over the formal gardens and woodland.  There is a curved swimming pool adjacent to the main house with plenty of space for loungers.  The quality of the estate is exceptional as is the tip top maintenance of the buildings and grounds.

Location:

The estate is in the area of the Bastide town of Monpazier, in the SW of France.  It is considered to be one of the best preserved little towns of its kind in the country, with 30 of its buildings designated as world heritage sites.  There are some good shops, cafés, and it has a really good choice of restaurants.  Market day is on a Thursday.  For a wider selection of amenities it is easy to access the very lovely town of Bergerac.

There are international airports in Bergerac, Bordeaux and Toulouse and there are TGV train links from Paris to Bordeaux and Toulouse. The Dordogne has a deserved reputation for being a desirable location and property in or near Monpazier will always be sought after as the town maintains its popularity with both the holiday trade and permanent home buyers.
