A competitively priced character home, close to the more expensive region of the Dordogne. It is packed with original features, combined with modern bathrooms and a fitted kitchen/breakfast room. The north-facing terrace is a perfect space for shady outdoor entertaining during the heat of summer.
The house stands on the edge of a small village, just a short drive from Chateauneuf-sur-Charente. No prizes for guessing the name of the river that runs by the town! It is a delightful, ancient town with 3 exceptional markets each week, including fresh fish stalls - fresh fish being a product for which the town is renowned.
Apart from the markets there are plenty of shops and a supermarket which stocks just about everything. Don’t forget to put cognac on the list, nor bread from the boulangerie whose reputation has spread far and wide. There are good restaurants, where children are very welcome and plenty of activities. On a hot day the beautiful open air public pool is a must. There are tennis courts, cycle tracks, horse-riding and fishing, so something to amuse everyone.
On the ground floor there is an entrance hall (10m²) with exposed stone walls and pretty tiled floor. The kitchen (16m²) has a range of fitted units, a wood-burning stove and plenty of space for a breakfast table. A door from the kitchen leads into a little lane. The large sitting room (32m²) has a fireplace, exposed ceiling beams and views over the garden. The atmosphere is exceptionally warm and welcoming.
On the first floor there are 3 double bedrooms (19m², 17m² & 17m²) and two bathrooms each with a WC. Some of the bedrooms have views over the local vineyards. Stairs continue to the top floor (56m²) currently arranged as a large loft-style living space with its own shower room.
Attached to the house are two outbuildings, (44m² & 50m²), one of which serves as a garage (with plenty of additional space for storage). The terrace overlooks the garden which is mostly laid to lawn for ease of maintenance.
The property is in a particularly lovely location, within easy reach of a number of towns as well as the capital city of the Charente, Angoulême. There are international airports at Poitiers (90 minutes) and La Rochelle (a little under 2 hours). Poitiers and Angoulême both have TGV stops making travel by train an appealing option. When you disembark at a TGV station a local train will take you directly to Chateauneuf-sur-Charente which has its own railway station. Angoulême is an easy 30 minutes drive.
