This beautiful farmhouse comes with 15 acres of land, separate guest apartment, guest cottage, pool, terrace and a large garage. The property is peaceful and private with no near neighbours. The pretty village of Parisot is a 5min drive and here you’ll find an excellent bakery, restaurant, pharmacy, grocers etc.

There is a very generous 240m2 of habitable space, shared between the farmhouse, gite and the apartment.

The stone farmhouse has been fully renovated and is thought to date back to Napoleonic times. There are two bedrooms and the accommodation is set out over three floors.

Ground floor:

Kitchen (5m x 3m)
Dining room
Snug (6m x 3m)

First floor:

Bathroom (with bath and shower)
Bedroom 1 (5.5m x 3m)
Living room (6m x 3.5m) with wood-burner
Balcony (which extends the width of the house)

Second floor:

Bedroom 2 (5.5m x 4m)

To the rear of the property there’s a lovely covered terrace that overlooks the garden, pool and the surrounding countryside.

The gite was originally one of the old farm barns and it’s now been fully renovated into a 1-bedroom gite that overlooks the pool.

The original barn walls have been extended upwards to provide a vaulted ceiling whilst keep the original central beam. The building has a fully tiled and insulated roof with a loft storage area. There’s a kitchenette, large bedroom (3m x 3.5m x 5.5m), bathroom and a lovely living room which opens out onto the pool and terrace. There are double-glazed windows and a log-burner.

The garage, with apartment above, was constructed in 2010. The ground floor is a spacious 2 vehicle garage and workshop space, secured behind two remote controlled doors.

Toward the rear of the building is the access to the first floor apartment, where there’s also wardrobe space, water tank and bathroom.

A staircase leads up to a self contained apartment. On the left of the landing is a kitchenette with built in oven/microwave, dishwasher , fridge, and storage unit. The apartment is divided naturally into three segments that are currently configured into a living room, study and bedroom.

Two dormer windows give views down the valley, while three velum windows on the rear wall give plenty of light.

There’s reversible air conditioning in the apartment and a new septic tank was installed for sole use of the new building.

The property comes with a total of 15 acres of land. This is made up mainly of pasture and woodland. Some of the land (approx 3 acres) surrounds the property, the rest is in separate plots, all in the vicinity (see cadastral map in gallery).

Immediately around the property is the pool, terrace and hot-tub. There’s also a large driveway, as well as the garage, which can house two cars.

The property sits in a private and peaceful location, in amongst the beautiful countryside of the Tarn-et-Garonne. The pretty village of Parisot is 3km away and here you’ll find an excellent bakery, grocery, bar and restaurant. The riverside medieval village of Caylus is 6km away and here you’ll find a slightly larger selection of shops and restaurants as well as a supermarket. The picturesque market town of St Antonin Noble Val is 10km away. The weekly market, held on a Sunday morning, is a particular highlight. There’s also a great selection of restaurants in the town.

The area is a real hub for outdoor activities with the Gorges de L’Aveyron offering wild and dramatic scenery. Hiking, biking and kayaking are all popular pursuits in this area.

The cosmopolitan city of Toulouse, with its international airport, is about a 90min drive.
