At first glance, there’s definitely a sense of the ‘James Bond Secret Lair’ here. The involvement of an Architect in the design process is evident, the living space arranged around swimming pool and the situation of the house in the surrounding versatile parkland give a great sense of potential at this striking property. Situated in an elevated, quiet spot above the riverside town of Porte-Sainte-Foy, yet just 2km from all the shops, restaurants and cafés.
There is certainly work to do to here, but there is also great potential. The house is a little tired around the edges and a new heating system is needed. The grounds are a good size and need a little imaginative planting and groundwork design. However, the house is in a great location, is solid in its’ construction. It’s got great spaces to work with and it wouldn’t take much to create a property with real WOW factor.
All the accommodation is configured on the ground floor. Here’s the layout:
Entrance hall - 7.5m2
An open-plan living space of 63m2 incorporates:
- Large sitting room with double-height ceiling, glass frontage and wood-burning stove
- Side office space
- The kitchen area
Corridor of 8.2m2 leads to the 3 ground floor bedrooms:
Bedroom 1: 16.7m2 with terrace access and 6.3m2 ensuite bathroom
Bedroom 2: 15.5m2 with terrace access and 5.3m2 ensuite bathroom
Bedroom 3: 13.4m2 with shower room
A cellar area of 8.4m2
Boiler / Laundry room of 9.9m2
Store room of 4m2
Attached double garage covers and area of 50m2
The swimming pool is 8 x 4m in size and the plot of parkland cover 12,579m2 (3.1 acres). The grounds are currently a blank canvas with a large terrace area around the house and grassland. It’s the ideal project for anyone with green-fingered inspiration.
The house is situated 2km above the popular riverside town of Porte-Sainte-Foy. So, whilst it may be a good work out on the way back from collecting the morning baguettes, if you had a moped or e-bike, it would be a breeze.
Ste Foy la Grande, a lovely bastide town on the banks of the Dordogne river. It has an atmosphere of importance built on its’ great sense of history. It is a popular town both for holiday makers and full-time residents alike. The Saturday morning market is a must-visit as it’s said to be one of the best markets in the country. The town is very well equipped with amenities, and you should find everything you need here in terms of shops, supermarkets, bars, restaurants and other day-to-day services.
Access for international travel is very good. There is a direct train line from central Bordeaux in Ste Foy - you can be in the centre of the city in just over an hour and the airport at Bergerac in under 30minutes. The airport at Bordeaux is a 1hr 15min drive, but you could, of course, keep your car in the carport and catch the train!
