This recently renovated 4-bedroom barn conversion is currently used as the main house. The sale includes a delightful 3-bedroom detached cottage rented from June-September for holidays. Winter lettings would also be a possibility. There is a private, fenced pool tucked away in the grounds.
The Dordogne is often thought of as an expensive place for property, but there are still bargains to be had if you look carefully and are prepared to act quickly. In the UK it would be hard to find two character properties, in very good order, with an acre of land and a pool, at anything like this price, especially with the sunshine thrown in!
The houses are situated in pretty, secluded countryside, with no immediate neighbours. The entrance is gated and leads to a large driveway, with ample parking space for both properties. Set well back from a quiet country lane it is away from any main roads. The pool (10m x 5m) is fenced in accordance with French law. It is tucked away in the gardens which have lovely far-reaching views over the surrounding countryside,
There is 5600m2 of land (over an acre). The garden is level and mostly laid to lawn so not a nightmare to maintain, and is planted with mature fruit trees, shrubs and a veggie plot. There are also some outbuildings and a working well. Both properties have lovely character features, including exposed beams and stonework, and are mostly double glazed. In addition both benefit from gas central heating and wood burning stoves so extension of the holiday letting season into the winter would be a real possibility. The septic tank was installed in 2017 so fully conforms to modern standards.
Hautefort and St Yrieix-la-Perche, both beautiful, historic towns are about 15 minutes away by car. Hautefort has a fabulous castle and the rest of the village is worth exploring too, built in typical Perigordian style with quaint little streets and lots of charm. There are shops, a supermarket, bars and some good restaurants to enjoy. Just 3 kms from the property is a large and very beautiful lake with its own beach, a pony trekking centre and some superb walking trails. The airports of Bergerac, Limoges and Bordeaux are all near enough to be possible arrival points, although Brive would be the closest (about an hour’s drive). You could also choose to travel by superfast TGV to Angoulême. If you are driving the nearest major road would probably be the A89.
