This property is one of the leading luxury ‘chambre d’hôtes’ in Carcassonne and has an annual turnover of around 90.000 Euros per annum. The property is a traditional Maison de Maître and was completely renovated in 2017.

The property manages to strike the perfect balance between the traditional and the contemporary. Many of the original features date back to 1850, such as the sweeping staircase, marble fireplaces, floor tiles, stained glass etc. These mix beautifully with the more modern furniture and decor.

There are two luxury suites each with bedroom, bathroom and living room. There are also two large en-suite rooms and a standard double, as well as an independent accommodation in the basement that could either be rented as a gite (as it is now) or used for owners accommodation.

The communal rooms include a breakfast/dining room, sitting room and courtyard garden.

The property is set out over 3 floors and the layout is as follows:

Ground floor:
Vestibule
Entrance hall
Guest bedroom
Lounge
Breakfast/dining room
Kitchen
Laundry room

First floor:
Suite 1 with with bedroom, balcony, bathroom, sitting room and views of the castle and the river
Large double bedroom with seating area and en suite bathroom

Second floor:
Suite 2 with with bedroom, balcony, bathroom, sitting room and views of the castle and the river
Large double bedroom with seating area and en suite bathroom

Third floor: (Loft conversion)
Large double bedroom with ensuite bathroom.
The other half of the loft is yet to be converted.

Basement:
2 double bedrooms
Bathroom with shower and bath
Large sitting room leading to dining and kitchen area (one large room)
Exit to garden

This could either be used as owners accommodation or let (as it is now) as an independent gîte.

Location:
The property is located in the centre of Carcassonne on a quiet residential street, close to the river. Carcassonne has a fantastic array of restaurants, bars, theatres, food markets, shops etc, all of which are on the doorstep. The Cité Mediavale, as the old walled town is known is a 15min walk from the property.

The fortified city of Carcassonne looks like something out of a children’s storybook when it's seen from afar. A Unesco World Heritage Site since 1997, it’s most people’s idea of the perfect medieval castle.

The city is surrounded by vineyards and castles and ancient villages. The nearest golf course is at the domaine d’Auriac, 5 kms away. The Mediterranean can be reached in 45 minutes by car. Perpignan, Toulouse, the Pyrennees and the Spanish border are also within easy reach.

Carcassonne Airport with budget flight connections to the UK and elsewhere is 6 kms away and the railway station is just 1 km from the property. There are also airports at Beziers and Toulouse.

Business:
The world heritage site of Carcassonne is the second most visited monument in France, attracting between 3-5 million visitors a year, with bed and breakfast clients booking 12 months of the year from all over the world. This rare find, highly successful hotel still has strong potential for growth as the present owners run it as a lifestyle business, closing it for 3+ months a year to travel and it is showing strong month on month increases of @10%. Originally the owners used the independent accommodation in the basement. They now let that as a separate gite. The income generated from letting this for 10 weeks covers the rent of an apartment for 12 months!

The property is a turnkey operation but the owners have made it clear that they happy to work with the new purchaser to ‘show them the ropes’ to ensure a smooth transition.
