Built in the classic honey-coloured stone of the region, this 2-bed village house is the perfect spot for those looking for a base in France at the heart of the village community and the local shops, cafes, restaurants and weekly market are all on the doorstep. The house has a lovely garden and, unusually, private parking. Bergerac airport is one hour away.
Being in such a great location and with the potential to create an additional bedroom in the attic and an office space on the ground floor, with a new lick of paint there is plenty of potential at this lovely village house for the new owners to really make it their own.
The garden is a good size with a large lawned area which has lovely views over the village and is the perfect spot for enjoying the evening sun. The garden already has a couple of fruit trees and mature planting, but the large raised bed would be perfect for keen gardeners, whether that be for home-grown veg or stunning floral displays. A shady terraced area right outside the patio doors of the house is ideal for al fresco lunches. There is also a private parking space adjoining the property.
Here’s the layout:
On the ground floor, street level, is the entrance hall. A large space that currently houses the utility room and oil tank. This space would lend itself for conversion into a more modern lobby and office area.
All the living accommodation is on the first floor. A modern fitted kitchen with patio area, open plan sitting/dining area has lovely stone walls, wooden beams, long french-style windows and the wood-burner stove. Large patio doors open out to the terrace where there is plenty of space for a good-sized table and chairs.
The sleeping quarters are also on this level - two good-sized bedrooms, one with an en suite and a separate bathroom. The attic space is currently undeveloped and offers the potential to create a third bedroom (subject to planning approval.)
The house has double-glazing, oil-heating coupled with a wood-burner and is on mains drainage.
The village of Saint Pompont has a boulangerie, butcher, pharmacy, a couple of local bars and a mini-mart for all the daily essentials. The location is 15mins south of the River Dordogne, and perfect for exploring the famous villages, towns and chateaux of the region. There’s a fresh produce market to visit in the surrounding towns and villages every day of the week but on a Friday, you need go no further than the village market square. The lovely Beynac Valley is perfect for walking and there are some lovely swimming spots on the Dordogne river. Bergerac airport is a one hour drive.
