 It’s the old adage: Location, Location, Location. It’s easy to get caught up browsing individual homes, but the real key to a successful search lies in deciding where you want to be.

France offers extraordinary diversity.  Whether in landscape, climate, architecture, or culture. This richness is part of its appeal, but it can also make choosing a location overwhelming. By narrowing your focus to a handful of regions, towns, or villages that genuinely suit your lifestyle, you’ll dramatically reduce wasted time and energy.

If possible, visit different areas to experience them firsthand. Notice not just what you like, but what doesn’t feel right. If exploratory travel isn’t an option, digital tools can still help you research amenities, surroundings, and local character.  A clear sense of place makes every later step easier and far more enjoyable.

 

 Work With People. Not Just Listings

 Once you’ve defined your preferred areas, resist the urge to dive straight back into property portals. Instead, focus on finding estate agents whose portfolios match your taste.

Building relationships with agents is one of the most valuable and often overlooked parts of the process. A good agent doesn’t just show you houses; they understand your goals, make sure you’re the first to hear of any new opportunities and can can guide you through the nuances of the local market.

If you can, visit agencies in person. A conversation can reveal far more than a listing ever will, and establishing rapport early can make all the difference when the right property appears.

 

 Use Property Portals Wisely

 Large property advertising websites still have their place, but they’re no longer the reliable one-stop resource they once were.

Many smaller, high-quality agencies struggle to compete with extraordinary rising costs of portal advertising while the large franchise companies are able to obtain more favourable rates and flood the platforms. This means that local agencies are increasingly under-represented and hard to find on the main property portals.

At the same time, by choosing not to disclose the availability of properties in order to generate enquiries, the advertising portals often use well-disguised ‘tick boxes’ to harvest your data.

To avoid frustration:

  •  Treat portals as a starting point, not the final word
  •  Always check the agent’s own website for the latest listings & availability updates
  •  Be mindful of sharing personal data, as this can lead to unwanted follow-up from third parties
